Placing your home on the Montrose Co real estate market can be a motivating way to get organized. Here are a few Pro Tips, from Aqua Design Studio, for getting the interior of your home ready for potential buyers while avoiding the seven common mistakes that tend to plague homeowners.
1. Clutter, Clutter, Clutter
We all have items in our homes that we are attached to, but that doesn’t mean we should have each and every item on display. Narrow down your favorites and rotate them throughout the year. For example, if you love art, try displaying your beloved beach scenes or a field of flowers in the spring and summer. Select a handful of items that are sentimental and place them around your home, but be sure to spread them out, carefully placing them so that you are not cluttering the space. If you have many items you use on a daily basis or have kids with a plethora of toys, contain the mayhem with stylish baskets arranged in an organized fashion.
Does the hardware in your kitchen and bathrooms look dated or mismatched? A simple way to add a more modern look is to replace all the hardware with a sleek alternative. Try getting knobs or pulls that match the existing appliances for a cohesive look. Update tired bathrooms by removing toilet rugs and their matching toilet seat covers. You can replace it with a modern rectangular rug, but place about 6″ away from the toilet or leave the space free of mats if your floor shines on its own!
3. Float Away
It can be hard to know where to place furniture in a home. It seems natural to want to place couches and chairs flat against the walls to make the room seem larger, but in practice, the opposite takes place. If you place all of your furniture too close to the walls, the rooms can look rigid and uncreative. Try getting an oversized rug and placing it in the middle of the room, with all of the feet of the furniture touching it. This will bring the room together in a more harmonious way. If you don’t like the way the back of your furniture looks, place a sofa table behind a couch with a lamp, a small stack of books, and a small object such as a figurine or piece of pottery to finish off the look.
All too often I see art or wall hangings placed too high. Beloved artwork should be on display, but in proportion to surrounding furniture. You should be eye-level with art while standing in front of it, which is different for every person, but a good rule of thumb is to hang art 60″ off the ground or around 6″ above the top of furniture. You should never have to strain your neck or be on your tiptoes to admire your displayed pieces. Also, keep in mind while prepping your home to sell to remove all personal photos of friends and family. It’s hard for some people to visualize themselves living in your home when there are baby pictures and family portraits on walls and shelves. Think about replacing personal photos with scenic pictures, paintings, or other art instead.

5. Lacking Light
Rooms can feel dingy and dark if not lit properly. Instead of using your overhead ceiling light as the main source of light, adding table lamps, floor lamps, or even wall sconces can dramatically change the look and feel of the space. Beyond natural light, this is a great way to show off a room. Highlighting artwork with art-gallery lighting can also create a focal point on walls, as well as recessed lighting above the fireplace or reading nook to establish an intimate feel. Turning all lights and lamps on before a showing can greatly enhance the overall appearance of your home as well.
There are two types of people; those who are afraid of color in their home and those who love color a little too much! Although paint can boost the look of a room, be sure to choose a color that is soothing and calm when thinking about putting your house on the market. Neutral is key, though it doesn’t have to be boring. The right shade of grey or taupe, both of which are neutrals, can completely transform a room from lifeless to stunning.
An accent wall is another great way to add color without being too overwhelming. A bolder color or pattern, such as navy blue, peacock green, or a geometric stencil, can add life to a small powder room, laundry room, or bathroom. Just be sure that colors such as lime green, neon orange, or hot pinks are your accessory colors (which are easy to work with when used in pillows, throw blankets, curtains, etc). If you want to paint a room, get a sample size of the color you like and paint a large piece of foam core to place in the room so you can observe how the color changes from morning to night. This is a great way to try on a color in a room without having to commit.
7. Sense of Style
Each of us has a history, and our homes are a place where each decoration piece comes together to tell our story. Whether it be antique family heirlooms, tribal showpieces from a year abroad, or a southwestern collection, it’s best to keep most of that to a minimum when listing your house for a couple of reasons. You want your home to appeal to as many people as possible to ensure the prompt sale of your home. That end goal may be difficult when your home has a very specific decorating style. Keep a few of your favorite belongings on display and pack up the rest, as too much of one theme can be overwhelming.
8. High-Water Curtains
We’ve all been there! We find the perfect pair of curtains because we fell in love with the pattern, but after we hang them, we notice they are 5″ off the ground! Properly hung curtains should be just brushing the floor or no more than 1/2″ off the ground. Another good rule to follow is hanging the curtain rod 2″ above the window frame or even higher if you have high ceilings. This will make your windows appear larger than they actually are. If your curtains are too short, try sewing a solid piece of fabric in a coordinating color to ensure they are the correct length.
