December Montrose CO Real Estate Stats – Sales & Available Foreclosures

In the Montrose CO real estate market, December is not only the end of the year, but also the culmination of the slow season. There are several reasons for the decreased activity typically seen in the later months of the year. With inclement weather, some buyers prefer not to think about moving. Another culprit is the season of holidays. January, however, is a turning of the tide. Holiday focused families clean up the remnants of wrapping paper and cookies, and look forward to a fresh new year. While January is still lower than the summer months in terms of closings, an increasing number of properties will go under contract. These properties that go under contract will typically close in March or April, and the rapid fire pace of spring and summer will be under way.

Despite the slower season, this December saw an increase in sales volume up from the previous years. There were sixty-four properties in Montrose County that closed during the month. The median price of the properties sold was stabilized in growth when compared to the increase the previous years had seen. This stabilization is indicative of the slow steady growth and maintenance the Montrose CO real estate market needs to ensure a healthy climate. While the prices remained relatively consistent when compared with last year, the median days a home is on the market before it is officially sold decreased. This means that homes are being placed on the market and then selling much more quickly despite the higher home price tag. As more buyers begin to flood the market, the trend of fast-paced sales is likely to continue. The available supply of homes for sale is still low enough from the winter season that buyers are more likely to have to compete for well-priced available homes.
