In March 2016, the Montrose CO Real Estate Market saw a significant decrease in the number of days houses remained on the market before being sold. 13 of these homes were priced below $150,000. The median time that these 13 homes were active on the market before selling was a mere 63 days. This affordable price range of homes tends to move very quickly, so it is no surprise that it maintains the fastest sale rate. The homes ranging from $151,000 to $250,000 (32 sold) had median days on the market of 130. While the days on the market were doubled from the lower price range, the volume of homes sold was much higher. This price range is where the market is most active.
Homes priced from $251,000 to $350,000 (9 sold) had a 91-day median. Despite a relatively fast sale rate for this price range, there remained a low number of sales. Finally, there were 6 homes sold that were above $351,000. The median number of days on the market in this bracket was 150. This is the slowest moving price range, and also the smallest in volume.
The fast-paced climate of the current market is good for sellers. The market continues to need an inventory of homes available for sale, so if you have been considering listing your home, now is a great time to act!
